This 383+/- acre parcel's highest point of 2,280' in the northwestern portion of the lot flanks the 2,325' Pleasant Mtn peak just north of the subject lot. The lowest point, at 1,100' is along the eastern boundary line and just east of an unnamed intermittent brook that flows to the Swift River. Local attractions, such as Coos Canyon on the Swift River is a 500-yard gorge known for gold panning. Further up Route 17 towards Rangeley is a location known as The Height of Land where the Appalachian Trail crosses and extensive views of the White Mountains and Rangeley area can be seen. Also, not too far north is the remote Angel Falls. This is one of the largest drops in Maine at 90 feet! Access to this property is gained from two different Right of Ways (ROW) off Easter Hill Road/Garland Pond Road from Route 17 just north of Coos Canyon and the village of Byron. One ROW, around 1.9 miles from Route 17 on the north side of Easter Hill Road, follows logging roads for approximately 3 miles to the extreme northern portion of the lot passing over Pleasant Mountain. The second, more convenient ROW is located just 0.7 miles from Route 17 on the north side of Easter Hill Road and crosses abutting landowner for approximately 850' to the southern boundary line. This ROW continues onto the subject property. Both ROW's are for Forestry/land management purposes only. The lot is in Maine's current use tax program call Tree Growth allowing for tax break and barring development. Taxes are estimated to be around $1,400. This lot was harvested around 2016 leaving behind young stands of hardwood & mixedwood. There are areas that contain mature growth. It will be several years to the next substantial harvest.
