Kennebunk Office Welcomes Michael Hardy as Senior Vice President

Michael Hardy has a diverse and varied real estate background with a career spanning over 15 years across multiple markets and niche real estate sectors.  His career began in the Florida panhandle after graduating from Florida State University where he actively represented both buyers and sellers in the fast paced market of the early 2000’s along the Emerald Coast from Destin to Rosemary Beach. He continued as a listing partner in Atlanta with a top team and later with DeLoach Sotheby’s International Realty in St. Simons and Sea Island, Georgia.

In 2015 Michael formed Michael Hardy Real Estate in Coastal Georgia. While continuing to assist clients with residential and commercial brokerage services, the firm focused on historic renovation in Savannah, mixed-use developments, income producing assets, and the preservation of environmentally sensitive land through conservation easements. Michael personally manages a small portfolio of long and short term rental properties and is continually seeking out unique investment opportunities for his clients and for himself.  Being able to leverage this experience, coupled with the global network and brand resources of Legacy Sotheby’s International Realty, allows him to provide clients with exceptional representation whether buying or selling. 

Born and raised in the South, Michael frequently vacationed in Maine before calling it home. The authenticity of the people and places, along with access to great boating, skiing, and surfing, affords him the lifestyle he has always wanted. He lives in Kennebunkport with his rescue dogs Tess and Winston, and is frequently found on the trails of Bridle Path and Emmons Preserve, or walking along Gooch’s Beach. As time and the world permit, he tries to experience as much of it as possible seeking out surfing destinations throughout the world or cultural events such as running with the bulls in Pamplona.

Her career went on to marketing and promotion at Philip Morris USA in New York City where she won the President’s Award. In her past roles, her supervisors have described her as “smart, honest and hard-working.” Her CT supervisor called her “a rock star.” In her spare time, Ashley enjoys walking on Gooches Beach with the dogs, playing tennis & pickleball, bike riding, cooking and being with friends & family. Occasionally she likes to ride horses, as it’s been a while since she was a successful junior hunter & equitation rider. In addition, she loves to go to the movies, to travel throughout Maine and to try new restaurants!

2016 Record Year – Maine Residential Real Estate Sales

Maine Real Estate (January 16, 2017) – Legacy Properties Sotheby’s International Realty, Maine’s leading luxury property company, with offices in Portland, Kennebunk, Brunswick, Damariscotta, and Camden, announced today that it achieved record sales in 2016. The company reported annual sales growth of more than 20% when compared to its previous record year in 2015. Sotheby’s International Realty Enters Fiji

MADISON, N.J. and NEW ZEALAND (December 14, 2016) – Sotheby’s International Realty Affiliates LLC today announced that it has signed an agreement with New Zealand Sotheby’s International Realty to expand the firm’s operations into Fiji, which will increase the global footprint of the Sotheby’s International Realty® brand.

Maine Homes Sales Increase 17.74 Percent and Prices Rise 6.59 Percent In November

AUGUSTA (December 21, 2016)— According to the Maine Association of REALTORS, 1,414 homes changed hands during the month of November 2016, up 17.74% over November 2015. The median sales price (MSP) for those homes reached $191,863, up 6.59 percent over November 2015. The MSP indicates that half of the homes were sold for more and half sold for less.

Nationally, sales of single-family existing homes jumped 16.2 percent since last November. The National Association of Realtors today reported a 6.8 percent rise of the national MSP to $236,500. The regional Northeast experienced a 15.7 percent increase in sales while the regional MSP was up 3.3 percent to $263,000.

“The statistics from November show continued stability in most markets across Maine.” according to Ed Gardner, Broker Owner of Ocean Gate Realty and President of the Maine Association of REALTORS.

“With the elections over, mortgage rates have risen slightly but remain at a sustained historical low. The financial markets have shown a spurt of growth over the past month and portfolios with stock market exposure may provide resources for investing in real estate. If you’re planning to sell or buy in 2017, contact your investment advisor and your REALTOR before year-end to discuss timing and strategy to gain your best advantage.”

Maine Home Sales Increase 5 Percent In October and Prices Increase 2.67 Percent

AUGUSTA (Nov. 22, 2016)—Despite rising interest rates, home sales across Maine continue at a healthy pace, according to Maine Listings. Last month, Realtors reported 1,639 sales of single-family existing homes—an increase of 5.0 percent compared to October 2015. Prices continue to rise; the median home sale for October 2016 reached $192,500, a rise of 2.67 percent. The MSP indicates that half of the homes were sold for more and half sold for less.

The National Association of Realtors today announced a 6.6 percent national increase in the sale of single-family existing homes in October 2016 compared to October 2015. A national MSP of $233,700 reflects a 5.9 percent uptick in price. Regionally, sales in the Northeast are up 1.4 percent from last year, and the regional MSP rose 2.9 percent to $255,500.

Ed Gardner, President of the Maine Association of Realtors and Broker/Owner of Ocean Gate Realty LLC, said, “The October statistics are indicative of continued stability in Maine’s real estate markets. Despite the recent upward movement in mortgage interest rates, the current rates are lower than at this time in 2015 and remain at historically low levels.

“Maine families continue to buy real estate to take advantage of the equity accumulation and tax benefits or property ownership. REALTORS across the state indicate that ‘for sale’ inventory levels are adequate to provide choice and amenities at all price points. Motivated buyers should have confidence for their end-of-year purchase.”
