We present our latest edition of The Legacy Collection, a digital magazine showcasing extraordinary homes for sale across Maine, including an opening letter from our President, Chris Lynch, on what’s next for the Maine real estate market.

Maine, like every other desirable area of the country, is feeling the pinch of a relatively low number of properties for sale. The two most often cited reasons as to why people are not listing their homes are that they cannot find a more appealing home in a place they would like to be and that they have a very low mortgage rate locked in on their current property. As a result, Maine continues to post modest gains in the statewide median sales price when compared to the same period last year. There is hardly a week that goes by without Maine winning a national accolade. For example, U.S. News & World Report recently placed Portland as the #7 “Best Place to Live” in the country.

The Maine real estate market has been resilient as we have experienced stable to growing demand for homes from buyers nationwide and steady to improving inventory levels. We see this as the story for the balance of the year and it is unlikely that either of these dynamics will change too dramatically. If we experience a significant reduction in mortgage rates towards 5%, then more sellers will enter the market, which will of course be met by an increase in buyers as well. We see it as a parallel shift in the current conditions, with the possibility that the number of buyers will grow relative to an uptick in newly listed homes.
