Extraordinary Floating Boulder Estate Featured in the Wall Street Journal

Our extraordinary new listing, a 483-acre estate known as “Floating Boulder,” was prominently featured in the Wall Street Journal.

Located between Bangor and Bar Harbor, Floating Boulder was designed to feel like a private national park, nestled along a lake in the wilderness and surrounded by magnificent geological formations and hiking trails. Anchored by a 5,867 sq ft lodge with stunning natural stone fireplaces and commercial-grade utilities, the property features amenities like an outdoor shower built into a granite cliff, a hammock grotto, hot tub and grill area, and a separate cabin for families and friends. This one-of-a-kind property was custom built for the former chief executive of Irving Oil.

In a tiny town in Maine, a member of one of Canada’s richest families spent two decades creating a retreat complete with a suspension bridge to a swimming spot and a summer camp-like latrine for guests. Now he’s putting the place on the market for $10 million.

Kenneth Irving, the 60-year-old former chief executive of Irving Oil, declined to discuss how much he spent on the property. “I never did the calculations on if it was commercially wise, I was just creating a place for my family to create memories,” he explained.

Elizabeth Banwell, an agent with Legacy Properties Sotheby’s International Realty, said the price tag is justified given the landscape and attention to detail. She said the property is comparable to a private island given it is so self-contained and has so much water frontage.

Mr. Irving said he purchased the 483-acre property in 2005 and carefully developed the wooded area, which includes 7,700 feet of lake frontage, for nearly 20 years, integrating each amenity with the surrounding landscape.
